Honeybrook Amenities Rules: AS of 5/22/24 Rules are subject to change as needed.
Clubhouse Rules:

The Clubhouse Hours: 4:00 AM-10:00 PM.
Each Homeowner will be assigned one key fob per unit.
Each Homeowner is responsible for distributing the key fob to their Tenant if applicable.
If the key fob is lost, the Homeowner will be charged to replace it.
No one without a key fob will be permitted to use the clubhouse, pool or hot tub.
Guests must always be accompanied by a Resident with a key fob.

Tenants may use the clubhouse facilities; however, the Homeowner assumes all responsibility for their Tenant's actions while in the playground, clubhouse, pool or hot tub area.

Homeowners or their Tenant’s may be denied access to the clubhouse, pool and hot tub if:
There is a delinquency in payment of association dues or fines.
History of negligence or damage to any of the Honeybrook amenities.
Other reasons deemed necessary by the Honeybrook Board/HOA.

There will be camera surveillance 24/7.

No running in the clubhouse. Vaping or smoking of any kind is not permitted in the clubhouse, pool and hot tub area.

Pets are not permitted in the clubhouse, pool or hot tub area except for guide or service animals.

Alcohol is not permitted in the playground, clubhouse, pool or hot tub area.
-
Guns are not permitted in the playground, clubhouse, pool or hot tub area.
-
Smoking is not permitted in the playground, clubhouse, pool or hot tub area.

Reservations must be made two weeks in advance.
How to make reservations:
Schedule a time on our website:

Go to the Amenities tab, click Reservations and select a time slot on the
calendar.
If the Resident who made the reservation does not arrive fifteen minutes after
their reservation, it will be forfeited. The Resident who makes the reservation must always be present during the event and is responsible for closing and locking all windows, turning off lights and
taking out the trash at the end of the event.
Decorations may be taped up, but no holes are permitted. The Homeowner of who
makes the reservation will be held responsible for any damage done during the
event.

The Honeybrook Board/HOA is not responsible for any lost items in the playground,
-
clubhouse, pool or hot tub area.
-
The use of any speaker or stereo equipment should be courteous and should not interfere with the enjoyment of residents in the adjacent buildings.
-
There will be a bulletin board available for community announcements.
Gym Facility Rules:
-
No one under the age of 18 is permitted without an adult. (Fines will be added to HOA FEES)

Smoking is not permitted in the playground, clubhouse, pool or hot tub area.

Wipe down the equipment by spraying the cleaning solution provided on a paper towel.
-
Do not spray directly on the equipment.
-
All equipment must be used properly to avoid excessive wear and tear and for safety
-
reasons.
-
Free weights must be returned to their original place.
-
Do not drop free weights on the floor or other machines.
-
Appropriate attire and shoes are required at all times.
-
No food or beverages are allowed except for water/sports drinks in closed containers.
Pool Rules:

Pets are not permitted in the clubhouse, pool or hot tub area except for guide or service animals.

Alcohol is not permitted in the playground, clubhouse, pool or hot tub area.

Guns are not permitted in the playground, clubhouse, pool or hot tub area.

Smoking is not permitted in the playground, clubhouse, pool or hot tub area.

No lifeguard on duty, swim at your own risk.

For exclusive use by Homeowners, Tenants and Guests of Honeybrook Townhomes.

Keep the gates closed at all times.

Appropriate swimwear is required at all times (G Rated).

No spitting, urinating, blowing of the nose, or depositing foreign matter in the pool or hot

No glass containers are allowed in the pool or hot tub area.

No diving is allowed in the pool or hot tub.

No disorderly conduct, running or rough play shall be permitted in the pool or hot tub

area.

Contamination of the pool or hot tub water or walkways in any way is prohibited.

No skateboards, scooters, bicycles or hoverboards in the pool or hot tub area.

Do not enter the pool or hot tub with a cold, skin or other body infections, open wounds,
-
diarrhea or any other contagious conditions.

The pool and hot tub are not to be used during severe weather conditions.

Elderly persons, pregnant women or anyone with heart disease, diabetes, high or low blood pressure or any serious illnesses should consult their doctor before use.

Do not use soaps or oils in the hot tub.

Appropriate swimwear is required at all times.

Bathers are permitted to use the hot tub for a reasonable length of time, not to exceed 15 minutes.

Long exposure may result in nausea, dizziness or fainting.

Do not use the hot tub if the suction fitting is missing, broken or loose.

The maximum water temperature is 104*F.
-
Never place electrical appliances within 5 feet of the hot tub.

Children under the age of 5 are not allowed to use the hot tub.

Children under the age of 18 are not allowed to use the hot tub without adult supervision.

The playground is open from sunrise to sunset.

The playground is reserved for residents only.

The playground is under camera surveillance.
NOTICE OF VIOLATION:
-
The name of the unit owner.
-
The legal description of the unit against which the notice is being recorded.
-
A brief description of the nature of the violation.
-
A statement that the notice is being recorded by the Association pursuant to this Declaration.
-
A statement of the specific steps which must be taken by the Unit Owner to cure the violation.
-
If it is determined by the Association that the violation does not exist or that the actual violation has been cured, the Association shall record a notice of compliance.
See 4.21 Notice of Violation in the Declaration of Covenants, Conditions and Restrictions For HONEYBROOK TOWNHOMES:
4.21 Notice of Violation. The Association shall have the right to record a written notice of a violation by any Unit Owner of any restriction or provision of the Townhome Documents. The notice shall be executed and acknowledged by an officer of the Association and shall contain substantially the following information: (i) the name of the Unit Owner, (ii) the legal description of the Unit against which the notice is being recorded; (iii) a brief description of the nature of the violation; (iv) a statement that the notice is being recorded by the Association pursuant to this Declaration; and (v) a statement of the specific steps which must be taken by the Unit Owner to cure the violation. Recordation of a Notice of Violation shall serve as a notice to the Unit Owner and to any subsequent purchaser of the Unit that there is a violation of the provisions of the Townhome Documents. If, after the recordation of such notice, it is determined by the Association that the violation referred to in the notice does not exist or that the actual violation referred to in the notice has been cured, the Association shall record a notice of compliance which shall state the legal description of the Unit against which the Notice of Violation was recorded, the recording data of the Notice of Violation, and shall state that the violation referred to in the notice of violation has been cured, or if such be the case, that id did not exist.
Honeybrook HOA Fine Schedule
If a violation is reported to the board, the board will send out a warning letter to the Unit Owner. It is the responsibility of the Unit Owner to pass the information along to their tenant and cure violation if applicable. The violation will state what the violation is, the amount of time given to cure the violation, and the fine that will be given if not completed in the given amount of time. It will be the Unit Owner’s responsibility to pay the fine. It is up to them to charge their tenant if applicable.
