2025 Homeowner’s Meeting
December 30th, 2025
Minutes of the Honeybrook Townhomes HOA 2025 Homeowner’s Meeting, held via Microsoft Teams 6:30 PM on December 30th, 2025.

CALL TO ORDER/ INTRODUCE THE NEW HOA BOARD

Cole called the meeting to order at 6:30 PM and introduced the new board.

Attendance: 15 people.

OLD BUSINESS

Tasha with Reliable Property Management read the meetings from the last Homeowner’s Meeting held on 2/22/24.

NEW BUSINESS

CC&R’s: Cole announced that all the updates to the CC&R’s have been e-mailed to everyone.

Financials: Risa went over the Profit and Loss statement for 2025 was also e-mailed out to everyone. She said the “other utilities” were the City of Blackfoot. Cole reminded everyone that this HOA is still being developed so things will continue to change. He said that it’s not set in stone, but there is a possibility of the dues being raised in the future, but not at this time. Construction of the other divisions is still going forward.

CONCERNS/FEEDBACK

P&L questions: What is gas used for? It is to heat the pool and spa. What is the other lawn care? It is sprinkler repair, weeding, and fall/spring clean ups.

Pest Control: Many agreed that that were various pest control issues this year, especially the wasps and the elm seed bugs. The elm seed bugs were throughout Idaho, but there are aphids attracted to kindred oak trees. Collin said we will get it on schedule to spray four times throughout the seasons next year.

It was asked how many units are in the HOA in 2025, currently there are 134, at the start of the year it was around 90-100.

Fiber: How long are we in the contract with the Fiber company? 5 years, it started in 2024. It was brought up that it’s frustrating to have to call when the fiber isn’t working.

Website: It was suggested that we should start posting more announcements on the website.

Siding for 2001 Lawrence: There were concerns that the siding has been damaged by the landscapers. Collin said at 2015 Lawrence Lane they installed rock around the building to prevent that from happening and he is waiting to get on the schedule to do the same at 2001. There were concerns that the gutters were full of things at 2001, a company was sent out to clean them, so we will follow up with that.

Trash: Several complaints that the trash cans at 2001 Lawrence are always full and trash is blown around. People said no one breaks down boxes and that’s why they fill up so quickly.

First Homeowner’s Meeting
February 22nd, 2024
Minutes of the Honeybrook Townhomes HOA First Homeowner’s Meeting, Blackfoot, ID held at Honeybrook Clubhouse at 7:00 PM on February 22nd, 2024.
Introduce HOA Board
TJ with Reliable Property Management called the meeting to order at 7:00 PM and introduced the board members.
New Business
Drew from Direct Communications answered questions about the upcoming Fiber. He brough fridge magnets with the customer support number, it is: 208-242-3711.
Collin Hunter, Board President, spoke about 3rd development, having community events, costs for pool and clubhouse, and installing the French drain.
TJ went over the rules and regulations for the amenities. Signs with the rules are posted.
TJ went over the key fobs and how to access clubhouse and pool.

Whitney from the Board went over the calendar to schedule times for the pool and clubhouse.
Complaints
Cleaning up after dogs: It was suggested to have them DNA tested and charge the owner.
Trash is left out if dumpsters are full: It was suggested to have more dumpsters put out.
Some trucks are backed in and their hitch and bumper blocks the sidewalk.
The developer will be putting recycled rubber over the sand in the playground this summer.
Fobs
The Board handed out key fobs.
The meeting adjourned at 8:00 PM.
The next meeting has not been scheduled at this time.
